"Run Down Area yet Close to San Diego"

This area is about 30 minutes from the beach which is great, but doesn't really feel like San Diego, especially in the heat of summer. However there are plenty of businesses and places to shop, and the trolley makes a couple stops nearby. It's close to Interstate 8 which makes it convenient when heading to the beach (~30 minutes away) or towards the mountains (~45 minutes away) where there are many hiking and fishing locations. Housing is likely affordable (by San Diego standards) but seems like it's own community that seems so far from the exciting things that make San Diego such a great location to live in general.

I love this area for several reasons. We only had a 20-25 minutes commute to 32nd st Naval base where we were stationed. The area is cheaper to live in than anywhere closer to base (we paid about $1450 a month for a 3 bed 2 bath apartment with a backyard that was really nice). Lots of parks and not a ton of military! We liked being one of the only military families around. It gets pretty hot in the summer but there are a ton of public pools and rec centers around.
